Realtors

Realtors selling units in the building, or others who might choose to put a lockbox anywhere on the property, are hereby advised as follows:

Realtors are required to obtain written permission from the Board Of Directors, through any individual Director, or through our management office, HomeRiver Group, to place a lockbox on the property.

  1. The Board must be advised in writing as to the identity of the unit being sold, for which the lockbox is being placed.  The Board will identify the location for the lockbox.
  2. Any lockbox found on this property, which is placed without the permission of the Board, or which has not been identified in writing to the Board of Directors as to the unit being sold, or which remains on this property after sale of the unit, will be removed and discarded without further notice.


For the safety and welfare of all Owners, Lessees, Guests, Visitors, and Contractors the CBG Association strives to conform to the Florida Clean Indoor Air Act.  As such, it is important to note that secondary smoke is proven very harmful, and should  be avoided as much as possible to the same extent as primary smoke.


The following areas are specifically designated as "NO Smoking Areas":

Lobbies and elevators, pool area, community room, fitness center, corridors and walkways on all floors, and individual unit lanais (Limited Common Element) unless doors/sliders are closed on lanais, as well as front doors.


The following areas are specifically designated as "Smoking Areas":
A. Within the walls of the unit. “Within the walls” is defined as having all openings to the outside closed. (All windows and doors to the outside must be closed shut)
B. Inside a closed vehicle on the common property

C. The north and south patios on beach

D. The 2nd Floor Deck/Grill area

E. The grounds of the shuffleboard courts

   *We kindly ask that you be considerate of others when smoking and dispose of all 

   tobacco product waste appropriately.

Rentals

Rental Guidelines: Our Declarations prohibits rentals less than 30 days or one continuous month.

Casa Bonita Grande is classified as a condominium and not a hotel so it is not legally classified for short term rentals. The minimum term a unit may be leased is 30 days . This requirement ensures that the building complies with legal requirements for residential leases.  It's also a pivotal requirement maintaining CBG as a residence and not as a transient property. 


Each Renter/Lessee must complete an application at least 30 days prior to occupancy.  The application fee of $250 must accompany the application (see form below) and be made payable to Casa Bonita Grande Association.  


If a unit is rented for less than 30 days, the owner/tenant will be locked out of common amenities including, but not limited to, beach access, swimming pool, parking, etc.  Owners will also be subject to a fine for violating this provision.

FYI.....Sea Turtle Nesting Season is May 1st through October 31st.


Did you know that during turtle season all building lights visible from the beach must be turned off or shielded.? In addition, any light from hand held flashlights after 9 PM is highly detrimental to sea turtle hatchlings. Please be responsible and turtle friendly by following these basic rules.
